Roof rehabilitation
Introduction
The rehabilitation of homes is that constructive or building action that is carried out to improve some of the following conditions: habitability of the home, structural and constructive safety, protection against the presence of water and humidity, its facilities, accessibility, its energy efficiency, its conditions of natural lighting and interior ventilation "Ventilation (architecture)"), the dimensions of the interior spaces, among others. These actions can be carried out both inside the homes and in the common areas of residential buildings.
When the rehabilitation of the homes of a residential building affects its structure, roofs, exterior enclosures, installations, masonry and pavement finishes, carpentry, etc., it is called comprehensive rehabilitation of the home.
History
Starting in the 1960s in Europe, the rehabilitation of homes and buildings in the historic centers of cities began to be considered. It is in Italy, given its urban building heritage, where there is greater concern given the state in which palaces, churches, and ancient buildings were found, creating a current of opinion in favor of the preservation of this heritage, and its intervention to recover the identity values of these buildings. This debate moves throughout Europe, and extends not only to this monumental architecture, but also to residential buildings in historic centers. Creating the urban protection figure for these buildings, such as the Special Plans for the Protection and Cataloging of buildings, whose purpose is the detailed study of each property to determine which one should be protected and assign a cataloging level to the building. The works that must be carried out in these properties, whether maintenance, conservation, repair, rehabilitation, will depend on the assigned level. The highest level being BIC Asset of Cultural Interest or also called Monumental in other countries, in which the works to be carried out are determined by Law.
It is from the 80s onwards that the concept begins to spread not only to historic centers but also to neighborhoods or other areas of the city.
