Land valuation
Introduction
The real estate appraisal, real estate appraisal, real estate valuation or real estate valuation is the economic and therefore commercial appraisal of a real estate (home, premises, building). It is the estimate of the market price of a real estate property at a given time.[1].
The appraisal is formalized in a document that determines the value or price of the property at the time it is carried out. This document is prepared by a professional, generally a credentialed appraiser (Civil Engineer, Architect, Economist, Surveyor, etc.) and contains, among others, tax information, the age of the property, the state of conservation and maintenance, legal information, the purpose of the valuation or appraisal, the methodology used, the calculation reports, the identification and individualization of the property and its clear location with boundaries and geographical coordinates, the size or surface area, the quality of construction. and the apparent age and remaining economic useful life of the building, among other characteristics.[1].
The value is given in national currency and refers to a specific date taking into account the conditions and surface of the home as well as the area surrounding it. The latter means that during the aforementioned date the study is valid and once it has passed it is no longer valid.
Utility
The real estate appraisal is used to make decisions when purchasing the home that is most appropriate in terms of location, quality and price. It is also a necessary document to process credits, since the value of the home begins there, information that is used to determine the value of the credit operation and allows the institution where it is processed to know the value of the guarantee. In some states, the authorities request a cadastral appraisal for the deed to calculate the property transfer tax. Therefore, before purchasing a home, you need to know if it is required. This is carried out by a specialist in the appraisal area, using a methodology capable of taking specific variables to determine said value.
Therefore, it is good to know the appraisal and review the relative document before deciding whether to buy, build, expand, repair or improve a home; or if you want to pay the liabilities of a home, since your information will be used to make decisions.
