Habitability Certificate
Introduction
Certificate of habitability of second occupancy of the Generalitat of Catalonia is the administrative document that certifies that a property is suitable to be used for residential use and duly complies with those technical conditions of habitability "Habitability (architecture)") regulated by the regulations.
Premises not registered as housing may not have a certificate of habitability for second occupancy. These cases must process the first occupation certificate.).
Validity
The ID expires 15 years after its issuance. It must be processed again after this time.
Inspection
The owner will contact a competent technician to carry out the home inspection.
This technician (surveyor, technical architect or senior architect) will fill out the certificate as to whether the home complies with the regulations, if so. The necessary application form will be provided by the technician himself.
Those homes that do not meet the legal minimum habitability must make the pertinent modifications to be able to obtain the certificate.
Processing
Both the owner of the home and an authorized representative can submit the report to the Department of Environment and Home of the Generalitat of Catalonia.
Currently this management can be done in person and electronically. This procedure will entail a Management fee of €19.65.
The payment letter must be presented at any window of the corresponding Savings Bank. There is also the option of paying the fees to the Generalitat of Catalonia, and with a debit or credit card in the offices that have this system.
