Floor Maintenance
Definition
Floor maintenance concept
Floor maintenance is the set of procedures and techniques applied to preserve, restore and prolong the useful life of floor surfaces in residential, commercial and industrial buildings. Its main objective is to preserve both the functionality and aesthetics of the floor, avoiding premature deterioration caused by use, exposure to external agents or errors in installation.
This maintenance includes cleaning, repair, protection and, in some cases, partial or total renewal of the coating. The type of maintenance varies depending on the type of floor, material, location and traffic intensity, adapting to the specific needs of each surface to guarantee its durability and safety.
Types of Floors and Their Characteristics
wooden floors
Hardwood floors are prized for their aesthetic warmth and durability when properly maintained. They are made up of solid or laminated boards, which can be made of noble or reconstituted wood. Its main vulnerability lies in exposure to humidity and sudden changes in temperature, which can cause deformations and damage to the surface.
The maintenance of wooden floors requires careful cleaning to avoid the accumulation of dust and particles that can scratch the surface. In addition, it is important to carry out periodic treatments with oils or protective varnishes that preserve the finish and prevent moisture absorption.
In cases of wear or deep scratches, professional sanding followed by the application of a new finish is recommended to restore the floor's original appearance.
Ceramic and porcelain floors
Ceramic and porcelain floors are widely used coatings due to their resistance, ease of cleaning and aesthetic variety. They are composed of inorganic materials cooked at high temperatures, which makes them highly durable and resistant to water and stains.
Its maintenance focuses mainly on regular cleaning to avoid the accumulation of dirt in the joints and the preservation of the surface shine using specific products. Repair generally involves replacing broken or cracked parts, as sanding or polishing is not recommended on these types of surfaces.
