Building management is a discipline that falls under the classification of facility management. A building manager oversees the "hard" and "soft" services of an infrastructure, ensuring that the safety, health and maintenance of a building are satisfactory for the people who live or work in it. There are two types of building management: commercial and residential.
"Hard services" are those that are related to the physical state of buildings (fire alarm systems or elevators), while "soft services" refer to cleaning, security or other similar activities, where the main element is human resources.
Residential building management
In a residential environment, the building manager supervises hired security workers, doormen, cleaners or electricians, and depending on the size of the infrastructure, a small administrative team. If the infrastructure comprises a group of different buildings, it is common for the manager of one area to report to a property manager in charge of the entire group of buildings, although these names are currently interchangeable.
The building manager will function as a link between all parties involved in the day-to-day development and maintenance of a building.

An external management company will ensure the pricing of the service costs, oversee the annual budget and approve the work and extras that are necessary to comply with regulations regarding health and safety in the buildings, while ensuring that residents are satisfied with the service received.
This work is carried out in place of the residents and the final owner of the infrastructure, so that they are only responsible for the maintenance of the common areas and not the private interior spaces of each tenant.
