Buildable Coefficient
Introduction
In Spanish urban planning, the use type[1] is a parameter used to determine the urban rights generated by a certain surface of land affected by an urban action.[2] It is the result of dividing the total use of the distribution area by the surface of land included in it.[3][4].

Typical use is the unitary buildability that the planning establishes for all the land included in the same Distribution Area"), so that its owners are equally entitled to identical or similar subjective use, regardless of the different objective uses that the Plan allows to build on their properties. At what point is the standard utilization set?
The standard use is established by determining the distribution area and specifying the gross buildability of the sectors that comprise it and the land of general systems or primary network of public facilities that must be obtained from said sectors.
With exceptions, the distribution areas are determined in the General Plan.
