Basic Project (Document)
Introduction
In the field of architecture and civil engineering, the project is the set of documents through which the design of a construction is defined before it is carried out. It is the base document on which that of architects, engineers and designers of different specialties is developed.
Throughout a project, the distribution of uses and spaces, the use of materials and technologies, and the technical justification of compliance with the specifications required by the applicable technical regulations are developed.
In many areas, the preparation of a complete project is mandatory before starting the development of a construction, and may have a contractual nature.[1].
Concept
The construction project, like any type of project, is a document that contains the process of technical resolution of a problem. Due to the large number of works that man has carried out throughout history, the works project has evolved and is currently a clear, detailed and concise document, with all the specifications for carrying out the work, organization of means, people, materials and construction methods.
Every construction project has objectives assigned, specifications to be met, a completion period and a budget to be used. These are the fundamental parts that define the definitive document and serve, in many cases, as a contractual document.
Phases of a construction project
Contenido
El desarrollo de cualquier proyecto de obras tienen una común evolución temporal, definida por las siguientes fases:.
Project idea
Identification of the need or problem. Without “idea” there is no project.
Informative or basic project
More complete studies than in the previous phase with a precise definition of the project. They contain the design, representation of the technical solutions of the project, detailed plans, supporting technical annexes, detailed specifications, temporal programming of project execution, detailed budget, signature of the author.
This document serves for public exhibition and therefore, according to the allegations received and accepted, it is modified, giving rise to the definitive construction project.
Construction or execution project
They contain the design, representation of the technical solutions of the project, detailed plans, supporting technical annexes, detailed specifications, temporary programming[2] of the execution of the project, detailed budget, signature of the author and collegiate visa (if necessary).
